dc.description.abstract The real estate industry holds a remarkably signi cant share in the Turkish economy. Due to the nature of the dynamic characteristics of the real estate industry, project achievement is not an easy task. Since selecting the appropriate project delivery method is signi cantly important considering that it does not only mean economic contribution but it is also time saving and it has other additional bene ts, this study aims to determine the main factors a ecting PDM selection with the most suitable analysis method for real estate projects in Turkey. The PDM types used in the real estate sector and the factors a ecting appropriate PDM selection process will be identi ed with the help of literature review and interviews with professionals related to the Turkish real estate industry. The model generated by bene ting from the literature review and the perspectives of the professionals in Turkey will be used as a tool in choosing the appropriate PDM in real estate projects by utilizing Fuzzy AHP. In terms of the theoretical contribution to the literature, this thesis provides the probable factors a ecting the selection of the PDM in the Turkish real estate industry with 5 main factors categorized as \time related issues, cost, funding and cash ow related issues, scope related issues, owner organization, risk and relationship related issues and project characteristic issues" with 13 sub-factors. Furthermore, another theoretical contribution of this thesis is exhibiting the main PDMs used in Turkish real estate industry as \DBB", \DB" and \CM at Agency". In addition to the theoretical contribution, a hierarchical model with a questionnaire to select the appropriate project delivery method for the real estate projects in Turkey is provided as a practical contribution.
